The pitch is simple: a 2020s house, St. Johns County schools, I-95 access, and a short drive to historic downtown and the beaches — without the amenity-and-CDD stack you see in the big master-planned communities farther out.

What the houses actually are

One- and two-story plans, roughly 3–5 bedrooms. Open kitchens, 2-car garages, small fenced yards. This is not Old City. It is not a gated resort. It is a West Augustine / Ravenswood subdivision that is now in resale.

Fees (confirm on the address)

On many Morgan's Cove listings, there's a modest annual HOA and no CDD. That's one reason people look here instead of Silverleaf or the beach-side planned communities. HOA amounts and what they cover change. CDD can exist on a parcel even when the neighbor's flyer says "no CDD." Chris verifies both from the file before anyone writes an offer.

Schools

St. Johns County Public Schools. Zoning in this pocket is address-specific — Webster / Murray / St. Augustine High shows up on many nearby files, but other maps show different elementary assignments. We confirm the current district assignment for the house you care about. We do not publish a school name as a promise.

Who this community fits

A buyer who wants newer construction, a real yard, and a lower fee stack than a master-planned community — and who will live with builder-grade bones and a small lot.
