Welcome to The Courtney Team

High school sweethearts turned business partners, Chris and Kristi Courtney have been married since June 6, 1998 — 28 years and counting. Together they built The Courtney Team around a simple philosophy: real estate is about long-term relationships, not quick transactions. Our motto is "Heart & Hustle," and our focus is helping you find your #ForeverFamilyForeverHome.

Areas We Serve

The Courtney Team works throughout Northeast Florida, including:

  • Jacksonville, FL

  • Fleming Island, FL

  • Oakleaf, FL

  • Orange Park, FL

  • Green Cove Springs, FL

  • St. Johns County, FL

  • St. Augustine, FL

What We Do

Residential Resale

Buying or selling an existing home in Jacksonville or the surrounding counties. We handle pricing strategy, negotiations, and the transaction from listing or offer through closing.

New Construction Buyer Representation

Representing buyers purchasing new-construction homes — builder contract review, walkthroughs, and negotiation on the buyer's behalf so you're not navigating the builder's paperwork alone.

Property Management (Rental Gurus)

Full-service rental management under Rental Gurus: tenant screening, leasing, inspections, maintenance coordination, and owner reporting for Northeast Florida rental properties.

Our Story

Chris and Kristi Courtney met in high school and have been married since June 6, 1998 — 28 years. What started as two people building a life together became a family business built the same way: on relationships, not transactions.

Chris's path here wasn't a straight line. A Texas A&M grad with a bachelor's in marine biology, he started his career in analytical chemistry — until that job ended and he reinvented himself as a scuba diving instructor. Real estate came next, and it stuck. That analytical, data-first background still runs the team today.

Chris is the strategic engine behind The Courtney Team. He handles the investment analysis, negotiations, and system building—if there is a way to automate a process or crunch the numbers on a property, he is already doing it.

He became a licensed Realtor in August 2014, bringing 12 years of industry experience to the table. His resume doesn't look like a typical real estate agent's:

  • Texas A&M Alum: Proud Aggie with a degree in marine biology.

  • Former Analytical Chemist: Which explains his obsession with data, precision, and building out perfect operational workflows.

  • Former Scuba Instructor: Proof that he can keep people calm in high-pressure situations.

This background is why The Courtney Team operates so methodically. Chris treats real estate as a massive financial decision that requires logic, not just hype. He is known for giving clients straight answers, practical solutions, and the honest truth—even if it means talking you out of a bad investment.

meet kristi courtney

Kristi is the relational engine of The Courtney Team. If Chris handles the logic and the numbers, Kristi brings the empathy and the connection. Highly social, compassionate, and energetic, she is the heart behind our hospitality.

While Chris is managing the spreadsheets and negotiating contracts, Kristi is making sure the client experience is flawless. She focuses on:

  • Client Care: Making sure everyone we work with feels supported, informed, and understood.

  • Hospitality & Connection: Using her natural creativity to build a welcoming, low-stress environment for buyers and sellers.

  • The Family Touch: As Chris's partner in life and business for over 26 years, she makes sure that the "family" in our family-owned business extends directly to our clients.

Kristi’s dedication to client care is what ensures everyone we work with feels supported, heard, and genuinely welcomed like family. And when she isn't connecting with clients, you can usually find her fueled by a great cup of coffee and hitting the pavement for a long run—the perfect outlets for her warm, high-energy, and unstoppable personality.

The Next Generation

For us, real estate isn't just a career—it is a family business in the truest sense of the word. That’s why we’re called “The Courtney Team.” It’s because we didn’t want it to just be Chris and Kristi. We wanted to give our own kids a chance to work for us and provide a level of expertise and professionalism that no other teens their age have.

Because we homeschool, our work and our family life blend together naturally. Our kids aren't just watching from the sidelines or trying to squeeze an understanding of the business in around a traditional school schedule; they are growing up inside of it.

We are huge believers in experiential learning and practical life skills. Instead of just teaching our kids about entrepreneurship, work ethic, and responsibility in theory, we’ve built an environment where they can learn it by doing. They get a front-row seat to the realities of running a business, solving complex problems, and serving a community.

Benjamin courtney (17)

operations & real estate assistant

Our oldest son, Benjamin, has taken the idea of "real-world experience" to the next level. After graduating high school at 16 and publishing his own book, he transitioned directly into working full-time for The Courtney Team.

He isn't just an intern; he is a critical part of our operational infrastructure. Chris is actively mentoring him in business systems and entrepreneurship, but Benjamin is already the one driving the daily execution. His primary focus areas include:

  • Systems & Automation: Building and managing our Asana workflows and integrating AI tools to keep the team efficient.

  • Property Management: Handling the automative and basic tasks required to keep our property management division running smoothly.

  • Marketing Execution: Managing the team's social media presence and ensuring our digital marketing actually gets done.

  • Business Operations: Learning the nuts and bolts of time tracking, pay structures, and real estate operations from the ground up.

When he’s not posting on our socials, editing the website, or checking tasks in Asana, he’s either out for a run, writing articles on 𝕏, or plotting his next plan to overthrow Chris as CEO in the future.

The Mascot Crew

Our home is officially run by our dogs, Kacey and Willow, alongside our three cats: Snow, Cookie, and Tigger (affectionately known as Tiggie). While they contribute absolutely zero to our real estate transactions, they provide excellent daily comic relief and keep things highly entertaining behind the scenes.

Whether Kacey (our German Shepherd with permanently floppy ears) is trying to convince us she needs another beach trip, Willow the Yorkie is acting like she owns the property, or Tiggie is aggressively guarding a window, they are a massive part of our family story. They might be completely useless at analyzing property values, but they are highly skilled at interrupting Asana workflows and reminding us not to take ourselves too seriously.
